Block & Communal Area Cleaning in London & Essex
Regular cleaning of entrances, stairwells, landings, lifts and bin stores in residential blocks β plus void flats, deep cleans and problem flats β for managing agents, residents' management companies and landlords across London and Essex.
What communal area cleaning covers
We walk the block with you first and agree a written specification. A typical communal clean covers:
- Entrance halls and lobbies β floors, glass doors, post areas and notice boards.
- Stairwells, landings and corridors β swept, vacuumed and mopped, with skirting and ledges dusted.
- Touch points β handrails, door handles, light switches and lift buttons cleaned.
- Lifts β lift car floors, walls and mirrors.
- Internal communal windows and glass reachable from inside the building.
- Bin stores β the bin area swept, washed down and sanitised.
- External entrances β steps and paths outside the main doors swept.
Carpeted corridors can be deep cleaned through our carpet cleaning service.
For managing agents and property managers
One contractor for the routine communal clean and for the jobs that come up between visits:
- Void flats β turned around between tenancies, with a 24-hour turnaround where the job allows. Full move-out cleans are covered by our end of tenancy cleaning.
- Deep cleans after works β after-builders cleaning when communal areas or flats have been refurbished.
- Problem flats β hoarding clearances and contamination cleaning, handled discreetly.
- Waste β removed under our Environment Agency waste carrier registration (CBDU632171).
Who is responsible for cleaning communal areas?
In most leasehold blocks, the lease makes the freeholder β or a residents' management company β responsible for the communal parts. The cleaning is usually organised by a managing agent and paid for through the service charge. We work for whoever holds that responsibility: managing agents, RMC and RTM company directors, and freeholders. If you are a leaseholder with a concern about standards, your managing agent is normally the first contact.
How it works
